This site is located just 2.5 miles east of Texoma Medical Center hospital and is bordered by residential homes, a honeybee farm, and agricultural farms. It is situated in a scenic area of Grayson County, known for its gently rolling hills and old-growth trees. (Depending on the source, this road may be called Fannin Avenue, Fannin Street, or Fannin Road.)

Zoning: The site is located within an Extraterritorial Jurisdiction (ETJ), not within the city limits of Denison or Sherman. ETJ areas generally lack city services and have fewer zoning regulations. This means there may be fewer restrictions on land use and development.
